The fruit from the all the citrus trees must be removed by February 28, 2010. We must do this to prevent rodent problems on the property in the future. If you don't have a need for your fruit, you may donate it to the city for distribution to the needy.  The bins are located at 425 N Civic Drive.
If you are unable to remove the fruit from the tree in your backyard by the end of February, please notify the Maintenance Director and we will have the citrus removed for you. There is a $25.00 charge to do this (as stated in the past years).

LOW ENERGY WINDOWS AND DOORS

The homeowner's association has negotiated special pricing for residents interested in replacing their windows and doors with energy star rated glass and insulated frames.  We are not endorsing any particular company and you are free to select any reputable business to replace your windows but you must make a request to the board in writing and they must conform to the bronze color of the original windows.  Contact Jimmy G if you would like to view new windows and doors that have already been installed at Ramona Villas.
Here is the information for our approved vendor.  They already know the type of windows and color required to meet HOA standards and will include the HOA discount along with other discounts including a senior citizen discount.  If you have any problems please contact Scott Ogden at

You must notify our manager Jimmy G when new tenants move into the villas.  Please include a check for $25 as mentioned in the rules and regulations.  Jimmy will change the gate code for your tenant and also the name on the mailbox.  We would ask that ALL landlords please provide your tenants with a copy of the rules and regulations.  Maybe place them in a binder and make sure the tenant is aware of them.  We will start enforcing the fines, especially regarding parking and any other violations.  REMEMBER, you can have two vehicleson the property, one in a carport and the other in a guest spot.  If you have more than 2 vehicles that belong to you or your tenants ALL other vehicles must be parked on the street.
We are currently issuing parking permits for 2 vehicles and temporary permits for guests and seasonal renters.  Anyone that stays in the villas more than 72 hours must contact Jimmy G for a parking permit or the vehicle will be ticketed.
           __________________________________________________________________________

If you do not live on the property, please give an extra key to Jimmy G so that he can enter your unit in case of emergency.  The keys are locked up and no one else has access to them.  Often the emergency is in a vacant unit and without a key valuable time is wasted in calling a locksmith to open the door.  If you have rekeyed your door please verify that Jimmy G has the new key.  If you will be away from the property for an extended period of time we suggest that you shut off the water to your home.  If you have any questions how to do that please contact Jimmy G.
       _________________________________________________________________________

MANY owners do no have insurance on their units.  We highly recommend that you purchase an owner's  policy if you live in your unit or if you rent your unit seasonally.  If you have a long term renter please require them to purchase a renter's policy to cover their personal property against damage or theft.  For questions, you can contact Jimmy G and he can refer you to the insurance agency that manages the HOA policy.
